Lovely historic home. Didn’t like noisy window air conditioner in room and noisy ice machine in breakfast room. Huge array of cereal choices for breakfast but no granola :(
Staff very helpful
The propery was nice but the mattress was horrible. It was mushy and sank in the middle. Ours backs hurt each morning.

The location is excellent - you can walk to everything from this place. Parking is included (in an area where parking is an extremely scarce commodity and often costs extra). The staff could not have been more friendly and welcoming. The room was comfortable but could use a bit of updating.
Had an infestation Of small ants
Air conditioner very noisy. no refrigerator in room . Plugs were run on extension cords
Bed uncomfortable had a valley in middle
Sink and shower was not able to drain properly standing in a puddle while showering and had to wait for sink to drain when in use? I am not putting the blame on staff
I wanted a small cozy feeling in but the overall conditions not acceptable for

Quaint old inn that needs some updating with furnishings. It also needs to be made known that you will be required to maneuver LOTS of stairs!
We loved the area it is located in. You can walk to almost everything. There is a free trolly that takes you to the Breakers and back The Inn is very quaint. There is a wonderful roof top area to sit and relax at. The only negative thing, the mattress was a little uncomfortable.
We decided last minute to stay in Newport for 2 nights. This was one of the last available places for a fair price. We were pleasantly surprised. It is a bit dated but the staff was very friendly and our room along with common spaces were very clean.
Beautiful property with strong history. If I was rating strictly based off of the inn it would be scored much higher. The lady that checked us in was helpful and very nice, however we didnt have the same experience the following morning. My husband who is Hispanic went down for brrakfast first and the two ladies working were very rude and unfriendly to him. It was pretty disappointing because besides that, this would have been a great stay.
The carriage house was set in a lovely private garden in the shade. Nice size room with a comfortable bed. Though the shower was on the small side the water pressure more than made up for this. Continental breakfast was fair, the coffee was always hot and good tasting. The Buskers pub was 2 blocks down on the bottom of the hill making dinner and drinks a great convenience.
